Leasing

In recent years Brennan Properties has expanded its role with clients to include lease renewals and leasing vacant spaces in the managed portfolio of office, retail, and industrial buildings.

Brennan is particularly effective at renewing existing tenants because of our close relationships with tenants from our day-to-day management.  However, our role with leasing vacant spaces has grown as our clients discover our leasing services are more broad and less costly than those offered by the larger brokerage firms. The convenience of “one stop shopping” for leasing and managing our clients’ buildings makes the process that much easier and more efficient for our clients

Our leasing commissions are generally 10% -15% under the larger brokerage firm fees and include marketing the spaces, leading tours, negotiating letters of intent, documenting leases and having them reviewed by counsel, and getting them executed by tenants.  We then coordinate the improvements in most vacant spaces under separate TI construction management services offered to our clients.

Brennan uses the industry standard databases to list vacant spaces (LoopNet, Crexi) and uses AIR/CRE software to prepare leases and lease amendments for legal review.  Having been in the commercial real estate community for over 25 years, our professionals know all of the prominent brokers at the regional brokerage firms with whom we frequently communicate on vacant space listings.
